Good advice all around. The one thing that hasn't really been addressed is the tax piece of owning a rental property. The IRS views your rental property as a business and you should view it the same way. You don't deduct mortgage interest the same way you do for your primary residence on your taxes. It's considered part of the cost of doing business and is therefore deductible from the money you're making in rent. Other important deductions to consider are depreciation on the house itself (not the land), property management fees, utilities you pay when you don't have a renter, maintenance, and a host of other things. Your best bet is to read up on Pub 527 at the IRS to get first hand knowledge for yourself. I'd also recommend talking with experienced landlords that you trust for recommendations and gotcha's. Like any business, you have to have a strategy, and one size does not fit all. Personal debt avoidance is great, and I fully condone that personal financial strategy. Business debt, however, is different and is commonly utilized to leverage opportunity. A common strategy with rental properties is to combine deductions for mortgage interest with depreciation and reduce annual tax liability. YMMV ETA: Sorry Jug. Took me so long to write my post, I didn't see yours. Well said and concur with the importance of having a small cash flow with minimal tax liability. Also, be sure to check on the specifics regarding state tax liability for the specific state your property is in. In some states (including the one my rental property is in) you don't have to pay taxes in the state if your only source of income from that state is one or two rental properties.

As a parent, the difference for me comes down to choice. I absolutely believe in the power of a community assisting parents in the raising of their children. Assistance by the community of a parent's choosing is the natural extension of that parent's authority in raising a child. Having watched the video numerous times, it truly seems that she is suggesting that my parental rights be transferred to the community, regardless of my choice, to ensure my children have a proper, socially sanctioned, upbringing. This transfer of parental rights is already happening in our schools and through certain government agencies. On occasion it is a good thing and can help children who are really disadvantaged by their parents' choices. Sometimes, as in the case of abuse, it can be very necessary. Taken to extremes, however, almost any good thing can become extremely bad. This woman has shown in other speeches and interviews that she is a vocal extremist in areas of abortion, religion, socialism, and feminism. Based on her comments in those other areas, I have no reason to doubt that her comments on education and parenting were planned and literal.

Don't need a Barany chair at all. It didn't work at all for a friend of mine, even after multiple sessions. What worked? Similar to DN's suggestion above, he went to the nearest Six Flags, picked the most violent extreme roller coaster and repeatedly rode it with his eyes closed until he didn't feel sick anymore. He also did a few rides looking up or to the side. Worked like a charm. The other thing that I've seen help with airsickness is developing balance by standing on one foot for increasing periods of time with your eyes closed. I don't know why it helps, but it seems to assist with the disassociation between what your body's feeling and seeing.

I respectfully disagree. Compared to us, Russia, China, India, or any of our first world allies, no they're not. Compared to al Qaeda or the Taliban, they're extremely well equipped and trained. Looks like things are ramping up a little more. SECDEF has declared North Korea a "real and clear danger" to South Korea, Japan, and America. We are deploying the THAAD to Guam now.

Everybody on here and at work keeps talking about their own arbitrary line in the sand. "I'm not worried until (or as long as)..." Here's a few that I've heard: N. Korea successfully tests a smaller nuke - done N. Korea cuts off their special phones with the south - done N. Korea declares the armistice invalid - done N. Korea shuts down Kaesong - done the US ramps up mil presence - happening the US has a NEO to evac Civs - not yet N. Korea fires across DMZ - not yet N. Korean troops cross DMZ - not yet a US citizen/troop is killed by N. Korea action - not yet N. Korea nukes S. Korea - not yet N. Korea attempts to attack Japan or US - not yet I'm sure there are a few that I'm missing, but these seem to be the lines that folks keep discussing. Un seems to be crossing them off every 1-2 weeks. Something about this time feels more real than the previous ones. I think it has something to do with Un lacking the maturity and restraint of his predecessors. Al Qaeda was composed of less then 10,000 violent anti-Americans (being generous with that number) who threatened and then showed a willingness to conduct violence against the US. Look at how we responded once the line was crossed with them. N. Korea has issued similar threats of violence against Americans. They have a well trained, well equipped, standing army of over a million soldiers who are willing to conduct that violence when the armistice breaks down. If Un decides to cross the remaining lines, which could happen at any time and in a period of just a few hours, it may not be a bad idea to have a bag packed.

Her biggest problem is that NY defines a gun as "loaded" if the bullets are stored with it. She had the bullets in the same case as the gun. Clean kill, but I don't personally agree with the law constitutionally or as a responsible former gun owner.

Border patrol is trying to stand up "drone surveillance" on the border using the MQ-9. They're running into major hiring problems with a lack of qualified aircrew in the workforce. Also, it turns out that running an MQ-9 CAP is far more expensive than they were expecting.

Sounds like you're trying to throw a dart at a moving target, while blindfolded, based on a news article from a semi-reputable paper that quotes a guy who says where the dartboard might be located next year. You plan has too many variables. It might work out, but it might not. The only thing that you can control is the completion date for your AAD. Just accepting the temporary pain and getting it over with is the best way to avoid a May board and a June graduation. Good luck.

Not a big deal. OTS accessions are designed to be elastic for this exact reason. If, in a few years the AF can't get the required number of 2LT's from ROTC and USAFA, they just put more people through OTS. Also, you're operating under the assumption that a one-year temporary reduction can't be made up later. It's not the end of the world.

100% of APZ pilots with DP got it. Only one APZ pilot with a P got it, and with no SOS in res or AAD. I guess there must be more to the story than just statistics.
